Selling your home

STEP 1 – PREPARATION
Getting your home ready to sell is one of the most important steps to take in the process. One of the most challenging questions for sellers is: how much should I do for repairs, updates, and cleanup?

As a trusted advisor who has overseen many make-readys, this will be one of your most important steps. You only get one shot at a first impression, so make sure it’s a good one!

STEP 2 – MARKET
Knowing your local market is essential to selling your home. Sellers need to understand how quickly homes are moving, what’s currently active (your competition), and what homes have recently sold for to price and market your home effectively.

We cannot control the market. We can only interpret it, which then determines how we respond in preparing, marketing, and pricing.

STEP 3 – CONSULTATION
Every seller will have a different roadmap depending on their reason for moving, the home’s condition, and the family’s financial needs. We have multiple ways to sell a home, from a quick cash offer to a full listing, to maximize the seller’s return.

The strategy will depend on what matters most to you right now and will help you move into your next season of life.

STEP 4 -LISTING
Once the home is prepared, staged, and photographed, it is ready to be marketed for sale! If you choose the traditional full-service listing, we will market it on the Multiple Listing Service (MLS).  If you choose our other channels, we can market the home through our off-market platform or to our investor pool.

During the listing, we will receive feedback and recommend any adjustments to our marketing strategy for your home. This will ensure that we address any objections or concerns from buyers who have seen your place.

STEP 5 – OFFERS
Beyond price, many other contract terms matter, including the option period, earnest money, the pre-approval letter, closing dates, and financing timelines. One of the most important considerations is the buyer’s willingness and ability to close.

We will review the offer contingencies with the sellers to ensure you understand how strong the offer is and what issues to watch for during the contract period.

STEP 6 – CONTRACT TO CLOSE

Once you are under contract, the next steps include the inspection, financing approval, appraisal, and title commitment. As with the buying side, the inspection is one of the more challenging parts of the contract.

As your trusted guide, we help you understand what to repair and what to offer as a credit instead of repairs.  Risk mitigation is one of our primary objectives, so we want to ensure we reach the finish line and protect sellers from potential issues after closing.

STEP 7 – CLOSING
The final steps include completing all repairs, reviewing the closing statement, signing all closing documents, receiving funds from the title company, and transferring the keys to the buyer.

My commitment to my clients is that I’ll walk you through the process from start to finish.

Congrats! You made it to the finish line in the sale of your home!
